Thursday August 7, 2008 Booking Contracts are made in the name of and on behalf of the owner at the price listed in the price list attached to this website/catalogue. Prices were established according to the market at the time of going to print. Should the market conditions suffer important changes, we reserve the right to modify our prices accordingly. Unless otherwise stated, bookings are for a minimum of one week and run from Saturday to Saturday. A deposit of 30% of the total rental price is payable at the time of booking and the balance is due no later than 60 days prior to the beginning of the rental period. For bookings made less than 60 days prior to the beginning of the rental period, the full payment must be made. The Booking Contract comes into effect when the owner has received deposit as outlined under item 2 and when the client has received written confirmation by email. At least 15 days prior to the start of the rental period, the client will be sent a road itinerary to the house etc. The road itinerary lists the house address, name and telephone number of the keyholder, telephone number of the house, and precise directions to the house. Clients should arrive between 3.00 pm and 6.00 pm. If the client is late, advance notice must be given. To allow proper cleaning of the villa, earlier arrival is not permitted. The client should find the house in a clean and tidy condition on arrival. The client arranging the rental agreement is responsible for the correct and decent behavior of his/her party. The client and his/her party MUST vacate the house by 9.00 am on the departure date without exception. The cautionary deposit (bond) will be returned in full to the client at the end of the holiday period less any deductions made by the keyholder for damages caused to the house, its garden area, the internal and external furnishings (fair wear and tear excepted), extra cleaning costs as contracted by the renter, heating costs and any extra expenses incurred during the holiday period and still outstanding at the date of departure. Cancellation charges will be levied as follows: 30% of the total price if cancellation is made 90 days prior to the beginning of the rental period; 50% of the total price if the cancellation is made between 90 and 60 days prior to the beginning of the rental period; full amount if cancellation is made less than 60 days prior to the beginning of the rental period. Cancellations must be made in writing and will be calculated from the date of receipt by the owner or its authorized agent. Should the house be relet, the owner or its authorized agent will refund the total amount less 10%. If as a result of events outside the owners control, the house is no longer available, the owner or its authorized agent will immediately notify the client and reimburse the client the full deposit. Any complaints must be made by telephone, email or in person to the owner or authorized agent within 48 hours of arrival or departure and followed by a written confirmation. In the event of any dispute concerning the terms and conditions of this contract, the law of Siena will have Jurisdiction.
